How to use this tool

An agent's credibility depends on whether buyers feel heard. Showing the wrong properties — ones that miss obvious requirements — signals that the agent didn't listen. This tool scores each property against the buyer's stated and implied needs so you know which ones to show, which to skip, and what to address before a site visit.

Step-by-step

  1. Write or paste the buyer's requirements — use whatever they actually said: a WhatsApp message, an inquiry form response, notes from your call. The more context you include, the better the matching. Budget, location, size, and any lifestyle context all improve accuracy.
  2. Paste the available properties — 3 to 5 properties, separated by blank lines or labels. Include price, size, location, and key features for each. The tool works with raw text — no formatting required.
  3. Read the scored output — each property gets a match score (0–100), a list of specific reasons it fits, a list of concerns or gaps, and a recommendation on whether to show it.
  4. Use the buyer insights — the final section analyses patterns in the buyer's requirements that go beyond the individual matches: what they're actually prioritising, any conflicting requirements to address, and what will likely matter most at the viewing.

How the scoring works

Each property is scored on five dimensions weighted by importance:

  • Budget (25 pts) — is the property within, near, or beyond the stated range?
  • Size and configuration (20 pts) — does the BHK count and sqft match?
  • Location (20 pts) — exact match, adjacent micro-market, or far?
  • Must-haves (25 pts) — each explicitly stated requirement that's missing reduces the score significantly.
  • Lifestyle fit (10 pts) — do the implied signals from the buyer's context match the property?

Score bands: 80–100 is a strong match (show first), 60–79 is reasonable with caveats (show with preparation), 40–59 is a partial match (last resort), and below 40 means don't show.

Why honest scoring matters

A tool that scores everything 70+ is useless — it's the same as having no tool. This matcher is explicitly calibrated to give low scores when a property genuinely doesn't fit, and to flag concerns even for high-scoring properties. A “do not show” recommendation on a property that fails multiple requirements saves you from a wasted site visit and a buyer who feels their time wasn't respected.

This is useful information. It means your current inventory doesn't well match this buyer's requirements, and showing all of them risks wasting the buyer's time and eroding their confidence in you. Either expand your inventory (find new listings), have an honest conversation with the buyer about adjusting their requirements, or both. Show the best-scoring property with transparent caveats rather than pretending it's a perfect fit.

Can I use this with more than 5 properties?

The tool is designed for 3–8 properties. More than that and the output becomes unwieldy. For larger inventories, use the tool to pre-filter: run it with your top 5 candidates based on a quick manual read, then use the scores to decide which to shortlist. Think of it as a second filter after your initial gut read.

The score seems off for one property — why?

Scores are based entirely on the text provided. If a property description is missing key details (no mention of parking, vague about location), the tool can't give it credit for those features. Add more detail to the property description and re-run. Similarly, if the buyer requirements are vague, the scoring will be broader — more specific requirements produce more discriminating scores.
